Following is a brief outline of some general information that will be helpful to you as a homeowner in Stonebrooke Commons.
Stonebrooke Commons is managed by Community Management Associates. Our Property Manager is Michelle Shular. She serves as the primary contact for our community and can be reached at: 404-835-9156 or MShular@CMACommunities.com, or through our online form.
Dues are assessed to each home at $1,140.00/year (2019 budget amount) and are generally payable in four installments of $285: Historically, installments are due the first of each quarter (January 1st, April 1st, July 1st, October 1st). This covers the budget to maintain the common areas: entrance ways, landscaping, utilities, pool, clubhouse, fencing, etc.
Assessments are subject to review and change annually. A coupon booklet will be mailed out each year outlining the annual dues and payment deadlines.
Each owner is responsible to obtain trash and recycle service. Containerized household trash and/or garbage cans, landscape debris are to be placed at the curb no earlier than the evening on the day prior to collection and must be removed from the curb no later than the evening on collection day and stored where it is not visible from the street or neighboring properties. Owners may submit an application to the ARC for an enclosure to screen the cans from view.
Stonebrooke Commons is serviced by Red Oak Sanitation. They can be reached at 678-455-7819. Red Oak will collect yard waste in addition to household trash and recyclables (please visit their website for details).
The Clubhouse is available to residents for nominal fee. You may check availability and reserve the clubhouse by contacting Michelle Shular. Please review the clubhouse rules and rental form(s) prior to making your reservation. A security deposit will be required at time of reservation.
The Stonebrooke Commons amenities complex is secured by an electronic key card. Each residence is allowed two key cards. If you did not receive key cards at your closing, new cards can be obtained by contacting the property manager, Michelle Shular. Cards are provided at a cost of $30 each.
The Stonebrooke Commons pool will open on or around April 1st, and will close sometime on or around October 31st.
The Architectural Review Committee’s (ARC) role is to preserve, protect and enhance the value of the properties in Stonebrooke Commons.
All exterior changes to your property and home require prior approval from the ARC. This includes paint color, landscape, roof changes, etc. Additionally, if you plan to install a fence, porch addition, etc.; you must first obtain the Architectural Review Board’s approval. All applications will be considered received when the ARC receives your application. The ARC has 30-days from receipt of the application to review your submittal, so please plan accordingly.
When contemplating an ARC application, please take time to review the design guidelines. The Design Guidelines are not intended to be a comprehensive citation on all standards in Stonebrooke Commons, rather they serve as a guide.
The ARC will review your application for consistency with the Design Guidelines and the community standards with a goal toward finding a way to approve your request.
Owners are responsible for the maintenance of their own mailbox. All mailboxes must be the approved Stonebrooke Commons mailbox and be maintained to the standards of the community (may require periodic painting and repair). Vendor recommendations for approved mailboxes are available upon request.
Stonebrooke Commons HOA is responsible for the maintenance of the front lawns. Replacement of shrubs, and trees will be responsibility of homeowners, along with maintenance and care of backyards.
The sidewalks and streets are owned and maintained by Stonebrooke Commons. To report repairs please contact Michelle Shular.
