Rental Restriction and Georgia Property Owners Association Membership Amendment
As discussed at our Annual Meeting, we are in the the process of restricting leasing through amendment to our covenants in the community. In addition, we will also establish membership in the Georgia Property Owners Association. We currently have over 35% of the homes in the community that are rental properties. Why is this important to our community? Once we reach between 45-50%, banks will stop writing mortgages in our community, including any refinances. The amendment requires a 2/3 vote of the entire community to pass.
Please note: This does not effect any existing rentals in the neighborhood.
In an effort to better secure our community from unwanted access, we will be removing open access to the community effective in March 1, 2016. The gates will be locked down 24/7 and the only way to get into the community will be via your gate remote or your name in the gate call-box. In addition to the gates being closed, a swing gate arm has been installed on the entry and exit gates which will only allow one vehicle to enter at a time and prevent vehicles from entering the community through the exit gate.
Police, Fire, Emergency Services USPS, UPS, FedEX, Lakeside Pharmacy and all major delivery companies, utility companies will have access codes provided to them to gain entry into the community. In addition, Forsyth County School buses will have gate remotes to enter the community as well as an access code. .

Reminder: The Board of Directors has passed a new Trash Collection Rules and Regulations Resolution. Trash can only be picked up on Fridays and garbage cans must not be visible from the street except for evening before and removed by the evening of trash pickup. Our H.O.A. program was designed for the community tired of having multiple trash companies on multiple pick up days. With the reduction of multiple trash companies on multiple days your subdivision's streets are safer and have less wear and tear. Also by reducing trash days you improve the aesthetics of your subdivision - all of which help in maintaining and increasing property value. It is often difficult to get all residents to switch to one waste company, so we have made our programs attractive to all residents. Monthly Rates - Our monthly rate is $12.00 per month for Stonebrooke Commons.. Our monthly rates include:
- Free recycling service.
- Free waste removal at all common areas. (As many rolling carts as needed)
- Additional residential carts are available for a monthly charge of $5.00.
- No charge for bulk items picked up on the same day as your household trash. (Does not include construction debris)
